Insurance in the Texas Hill Country
For a Hill Country home or acreage, tell us both who stays there and what happens when you are away. A full-time residence, a weekend place and a property offered to paying guests need different questions. This guide helps owners around places such as Fredericksburg and Kerrville organize those details before a coverage review.
What do you need to insure?
Start with the property, vehicles, or operation you want to discuss.
Questions worth asking before you choose
Describe guest use before accepting bookings
Tell the agent whether visitors are family, long-term tenants or short-term paying guests, and whether you remain on site. Most home policies do not cover damage or injuries during short-term rentals. Ask what the policy allows before listing a stay. If a booking platform offers protection, have the agent explain how it relates to your own policy rather than assuming the two fit together.
Turn wildfire preparation into a property routine
The Texas A&M Forest Service recommends attention to debris on roofs and in gutters, vegetation near structures and emergency access. Use its home preparation guide for a walk around the property and an evacuation plan. Keep dated photos of improvements to discuss with your agent. These steps can reduce hazards; they do not establish coverage or guarantee an insurer will accept the property.
Plan for the weeks nobody is there
Explain how often the home is occupied, who checks it between visits and how you learn about a leak or other damage. Ask about any policy conditions for extended periods without occupants. Include guest houses, detached garages and stored equipment in the discussion. A local caretaker’s visit and occasional use by family should be described accurately, rather than left to assumptions.
