Self Storage Facility Insurance in Texas
A storage facility looks simple from the road: buildings, doors, a gate. The risk underneath is its own animal: hundreds of strangers' belongings behind your locks, weather over acres of roof, and a lease agreement doing heavy lifting. We insure Texas storage operations and speak the language.
What a storage facility actually carries
Your buildings and gates are property risk, and in Texas that means wind and hail across a lot of roof. Your customers' stored goods are a different kind of exposure: their property, behind your fence, under your roof, governed by your rental agreement. And your operation itself, the gate, the lighting, the locks you cut when a unit defaults, creates liability a general form does not always contemplate.
Storage programs exist because of that mix. The right policy covers the buildings, the business, and the specific ways a storage operation gets sued, and it lines up with what your rental agreement says instead of contradicting it.
The pieces of a storage program
Buildings and property
Unit buildings, the office, fencing, gates, cameras, and the roof over all of it. Hail is the storm this state writes checks for; the property side should be built for it.
Liability for the operation
Slip and falls, vehicle damage at the gate, disputes over cut locks and auctioned units. The liability side should know what a storage operation actually gets sued over.
Customer goods exposure
Your agreement says their property is their responsibility. Claims still come. Coverage for customer goods legal liability answers the gap between what the lease says and what a court might.
Income when units go dark
After a storm takes a building offline, the rent stops but the loan does not. Business income coverage keeps the operation solvent through the rebuild.
Your rental agreement and your policy should agree
Most storage leases make tenants responsible for insuring their own stored property, and many facilities ask tenants for proof or offer a tenant program. Whatever yours says, your liability coverage should be written with that language in mind. When the lease and the policy tell different stories, the difference becomes your problem at claim time. Bring us the agreement; reading it is part of quoting the facility properly.

Self storage insurance questions we hear
Does my policy cover what tenants store in their units?
Generally no, and your rental agreement likely says their property is their responsibility. What you carry is liability coverage for claims that argue the facility was at fault, which is a different thing than insuring their belongings.
I rent a storage unit. How do I insure my stuff?
Good news: your renters or homeowners policy may already extend some coverage to belongings in a storage unit, and the Texas Department of Insurance has a plain guide on it. If you are our client, call and we will check your policy together.
What is the biggest claim risk for a Texas facility?
Weather over roof area. Hail and wind across multiple buildings is the claim that tests a storage program, which is why construction, roof age, and how the policy handles storm losses get so much of our attention in a quote.
Do cut locks and unit auctions create liability?
They can. Default procedures, lien sales, and disposed property generate disputes, and storage aware liability forms contemplate them. This is exactly where a generic policy and a storage program differ.
Can you cover income if a storm shuts down units?
Business income coverage can replace lost rent while covered damage is repaired. How much and for how long is a decision, not a default, so we talk through your debt service and rebuild timelines.
We also live on site. Does that complicate things?
It just means the program has one more job: the residence needs its own proper coverage alongside the business. Tell us the whole picture and we will structure it cleanly.
